  • 2 years of W-2 statements
  • 30 days of recent pay stubs
  • 2 months of bank statements (all pages)
  • Government-issued photo ID
  • Most recent 2 years of federal tax returns (if applicable)

Self-Employed Borrowers

  • 2 years of personal federal tax returns (full returns)
  • 2 years of business tax returns if applicable
  • 12 or 24 months of business bank statements
  • Year-to-date profit & loss statement
  • Business license or CPA letter verifying self-employment

Real Estate Investors (DSCR)

  • Employment verification or business documentation
  • Proof of on-time rent or utility payment history

All Borrowers (Helpful in Every File)

  • Photo ID for every borrower on the application
  • Social Security numbers for all borrowers
  • Addresses for the past 2 years
  • Landlord contact if currently renting
  • Down payment source documentation
  • Gift letter if any portion of down payment is a gift
